Whoever you buy from, it is sensible to take a few basic steps: confirm who owns the land and what documents support their title; ask to see the survey plan and have the boundaries pointed out on the ground; find out whether the area has an approved layout and access to a road, water and power; visit the site in person, and if possible in the rainy season to see how water drains; and put the agreement in writing and keep copies of every receipt. Taking advice from a lawyer and a registered surveyor before paying is always worthwhile.
